Why Your Annual Boiler Service Really Matters

Most homeowners know they should get their boiler serviced every year — but far fewer actually do it. Life gets busy, the boiler seems fine, and it is easy to put it off. The problem is that by the time a neglected boiler breaks down, you are usually looking at a much bigger bill than a simple service would have cost.

Here is everything you need to know about why annual boiler servicing is one of the smartest things you can do for your home.

A Gas Safe registered engineer will carry out a thorough inspection of your boiler and heating system. This typically includes:

• Checking the boiler casing and controls
• Inspecting the heat exchanger for signs of cracking or corrosion
• Testing the flue and combustion gases
• Checking the gas pressure and flow rate
• Inspecting the burner and ignition system
• Checking all seals and safety devices
• Running the boiler through a full operating cycle

The whole process usually takes around an hour. At the end, you will receive a service report confirming everything is in order — or flagging any issues that need attention.

This is the most important reason of all. A poorly maintained boiler can produce carbon monoxide — a colourless, odourless gas that is extremely dangerous. Carbon monoxide poisoning causes hundreds of deaths in the UK every year, and many more serious injuries.

During a service, your engineer will check that combustion is happening correctly and that harmful gases are being safely vented outside. They will also inspect the flue — the pipe that carries exhaust gases out of your home — for any blockages or damage.

A carbon monoxide alarm is a sensible addition to any home with a gas appliance, but it is not a substitute for regular servicing.

Most boiler manufacturers require annual servicing as a condition of their warranty. Skip a service and you could find that a costly repair or replacement is not covered — even if the boiler is only a few years old.

If you have a Baxi, Warmflow, Grant or any other brand of boiler, check your warranty documentation. The requirement for annual servicing by a Gas Safe registered engineer is almost always in there.

A boiler that has not been serviced for a few years will typically be running less efficiently than it should. Dirt and scale build up on the heat exchanger, the burner may not be burning cleanly, and small faults can cause the boiler to work harder than necessary.

The result? Higher gas bills. A well-maintained boiler runs at peak efficiency, which means more of the gas you pay for is converted into heat for your home rather than being wasted.

One of the biggest benefits of regular servicing is that small problems get spotted before they become expensive ones. A worn seal, a slightly corroded component, a pressure issue — these are all things an engineer can identify and fix cheaply during a service.

Leave them unattended and they can develop into full breakdowns, often at the worst possible time — like the coldest week of winter.

Once a year is the standard recommendation, and it is what most manufacturers require. The best time to book is in late summer or early autumn, before the heating season begins. This way you know your system is ready for winter, and engineers tend to be less busy than in the depths of January.

If your home has an oil-fired boiler, the same principle applies — but your engineer needs to be OFTEC registered rather than (or as well as) Gas Safe. Oil boilers have additional components such as the oil filter and nozzle that need checking and replacing as part of the service.
